“The R2D4″ on 250 Davenport Road.
A high-rise built in the 1960s, 250 Davenport Road is the large and unusually shaped property of the Toronto Community Housing Corporation (TCHC). Debating what to most beneficially do with the left-over land of the property, students are asked to do a marketing and planning analysis to draw up a pro forma with a business plan outlining suggestions to how to develop the land. Site analysis was conducted, as well as a detailed review of potential target demographic bracket alongside price ranges and unit arrangements.
The proposal outlines a mixed-use development with one medium-rise tower on a podium and another smaller standalone building. A courtyard feeling is created between the two buildings, also leaving an open passage to the existing building on 250 Davenport.
